Elms Fells Point

Elms Fells Point is a five-story adaptive reuse multifamily apartment building with common amenity spaces and integrated parking. The existing Wolfe Street warehouse on the site is retained, with the two levels converted into a parking garage, fitness center, residential entry, and storage space.  A three-story addition on top of the existing warehouse will be set back per the goals of the Fells Point Urban Renewal Plan.  Additionally, a five-story addition was constructed adjacent to the warehouse to house the leasing center, main amenity space, and residential units.

The project includes 285 units, comprised of studio, junior one-bedroom, one-bedroom, one-bedroom and den, and two-bedroom units, as well as 20,000 sf of amenity space. There is a courtyard and outdoor space at-grade, as well two public courtyards provided at level three. Where the residential units set back from the existing warehouse parapet, private terraces will be created for the individual units. The building amenities include a fitness room, multiple lounge spaces, bike shop with adjacent bike storage, mailroom, leasing suite, and package storage room. This project was awarded LEED Silver.
