Canopy on Western Apartments

Located in Waldorf, Maryland, Canopy on Western Apartments, developed by New Castle Development Group and designed by TS3 Architects, is a multi‑phase Class A residential community consisting of seven mid‑rise, elevator‑served buildings totaling 272 apartment units. The development is complemented by two standalone amenity buildings with a clubhouse and fitness center, a resort‑style swimming pool, and multiple outdoor amenity areas that support resident recreation and quality of life.

The project was thoughtfully planned and executed in two construction phases. Phase One included three residential buildings along with the clubhouse and fitness center, allowing initial occupancy while construction continued. Phase Two encompassed the remaining four residential buildings, completing the community while maintaining continuity for early residents. This phased approach enabled tenants to begin moving in while work progressed, requiring careful coordination to ensure safety, minimal disruption, and a positive living experience throughout construction.

Early site development presented unique challenges, including the discovery of significantly more topsoil than indicated in the geotechnical report. Additionally, a natural stream on site required adherence to environmentally regulated construction windows, limiting work activity during certain times of the year. Proactive planning and strategic scheduling around these constraints were instrumental in sustaining project momentum.

Despite these challenges, the project remained ahead of schedule and was completed below budget, a testament to the strong communication and collaboration between Chesapeake’s project team, the developer, and the design professionals.

This project was awarded NGBS Bronze certification.
