Overlook at Franklin Square is a brand-new market rate apartment community located across the street from Franklin Square Hospital in Baltimore, Maryland, offering a combination of style and convenience. The project includes 365 units in 6 elevator and 2 garden-style buildings. The project also included 25 acres of site development, garage and surface level parking, a dog park and pet wash, scenic nature trail, offsite public roadway improvements and a clubhouse. The 11,000 SF clubhouse boasts an indoor theater, billiard lounge, fitness/weight training area, demonstration kitchen, pool and grill areas.
The project was designed and budgeted by the team for a year before a shovel hit the ground. There were several rounds of value engineering of an extremely efficient design with innovative ideas that reduced the budget by several million dollars, while maintaining the requirements to meet the National Green Building Standards (NGBS). This design, budget and value engineering process allowed the project to move forward to construction.
Something unique regarding the construction and site development of the Overlook at Franklin Square project was the slope of the site. From the project’s main entrance to the lowest parking lot, there is a significant 84-foot drop in elevation. Simply coming down the driveway into the community boasts a 40-foot drop. This large change in slope meant that the large storm water management ponds dropped an additional 30 feet lower than the parking lot grade, totaling a difference of over 100 feet.
In addition, phased turnover called for the first residents to move in prior to the framing even being completed on the final two buildings. This required constant communication between the construction team and property management to ensure construction was performed with minimal impact to residents. CCG provided strategic planning to maximize the ability for a phased turnover, delivering a new building every month.
